Emergency Repairs
Residential premises must always be ‘fit to live in’. Landlords are obliged to organise any urgent repair, as soon as reasonable, after having been notified by the tenant of the fault or damage. An urgent repair is any work needed to fix:
• A burst water service
• A blocked or broken lavatory/sewer system
• A serious roof leak
• A gas leak
• A dangerous electrical fault
• Flooding or serious flood damage
• Serious storm or fire damage
• A failure or breakdown of the gas, electricity or water supply to the premises
• A failure or breakdown of any essential service on the premises for hot water, cooking, heating or laundering
• Any fault or damage that causes the premises to be unsafe or not secure
If you have any emergency maintenance then please contact your property manager by phone so the emergency can be dealt with immediately. If your emergency is after business hours and you are not able to contact the office staff then please refer to the emergency contact details in your lease agreement.
Tenants can spend up to $1000 on urgent repairs and be reimbursed within 14 days by the landlord. Ray White Turramurra or the landlord must first be given a reasonable opportunity to arrange the work, or if they cannot be reached, any properly qualified tradesperson nominated on the agreement should be contacted. Refer to your tenancy agreement for information regarding tradespeople.
General maintenance
In order for a maintenance or repair to be attended to, please complete the Repair Request Form. Our property manager and/or a tradesperson will be in contact with you. This request can either be faxed, posted or delivered to the office. It is a benefit to you as well as the office that maintenance is requested in writing to clarify issues such as keys and availability times.
Residential tenancy application form
If you wish to submit an application form for one of our properties, then please contact the office for an application form or download as shown. Complete all sections and sign Utility connections via Ray White Connect.
